Question for the Hive – what percent is your mortgage/rent of your total take-home? I know what is typically advised, but husband and I are considering purchasing a home that would amount to about 40% of our take-home pay. It seems really, really high. A few factors – our childcare costs are about to significantly decrease, husband’s pay is expected to significantly increase over the next 10 months, mine will increase modestly in about 6 months, but at worst, we are looking about paying around 40%. It’s an investment in a home that we would expect to live in until retirement, has great schools for kiddos, and keeps our commutes sane/reasonable. In other words, it’s a classic “stretch” home that could suit us for a long time, but it feels a little risky right now.

Amazingly, we’re approved for a lot more than that. We’d still have money in the bank after closing, and have a pretty sizable amount sitting in retirement accounts. I have some left-over law school loans (low 5 figures), and we have one car loan (very low five figures).
I guess I should clarify – the 40% includes the total figure (taxes – which are insane but we are chalking up to cheaper than private schools – and mortgage, no HOA/PMI).

I’ve never thought about this, but a rough calculation for me says 35% (mortgage only, excludes property tax and HOA). I live in a high COL area, and own a 2 bedroom ~1500 sq ft townhouse we plan to live in for the foreseeable future. My husband and I purchased it 3 years ago, we’ve been married 5 years no kids. We have a pretty good school district and would not move just to change that but I think we would outgrow the house if we decide to have kids (still on the fence).

Our mortgage is about 24% and neither of us is currently earning our full earning capacity (my husband especially could probably double his current salary). While 40% is high, I think it really depends on how much you earn overall. What’s left over for food, utilities, daycare, etc. when you’re taking 60% of, say, $300k is far different from 60% of $30k to pay for the same necessities. I wouldn’t really want so much of my money tied up in one place, nor would I want the pressure of having to earn enough to support a high mortgage, but that’s an individual decision.

My husband is running his own start-up but has a JD from a T10 law school plus some fairly impressive work history. Obviously he’s hardly earning the six figures he’s worth right now. My job is more of a lifestyle thing and I could earn more like another $30k or $40k over what I currently earn if I were willing to make more sacrifices (or double what I earn now if I were to go back to biglaw, which I won’t).

Ours is ~50%. I by no means advocate for that. It wasn’t planned that way.
Could you swing it on one income (minus child care costs)? The lowest income, if you made different amounts. When we bought the home pre-recession as two professionals, it was ~25% of take-home. My husband’s career essentially ended with the recession and for years (and the forseable future) he’s been SAH with our two kids and we live on my income alone. If we’d stretched further when we bought the home, we’d have lost it and probably would have needed to declare bankruptcy. If he were working, we’d have to pay child care, so mortgage+childcare would have still been ~50% of our income, but the other ~50% would have been a lot larger and we’d have a lot more wiggle room.

My point – which I didn’t make clear – is that while it’s great to plan for the expected future (less childcare, more income), you should also draft out the worst case scenario.

We just bought a townhouse about 4 months ago. Together mortgage, taxes and insurance = 22% of take home pay. That doesn’t include our monthly HOA, which is $215. We were approved for a loan twice as expensive, but we were trying to make sure we could manage on one income if it ever came down to that.

I rent and I’m at like 35% which I would not advocate. But I also have high five-figures student loans that is equal to 2/3 of my rent. So I have no spending money at all, I’m sort of in survival mode until I move in with my fiance this spring and we can save a ton of money living together. Could you survive on one income? Do you have enough savings to cover that mortgage and taxes and feed/clothe your children for 6 months if both of you loses your jobs at the same time? Cause that could happen, God forbid, but it could. I think if you have enough in savings and you see it as your forever home and you feel in your gut like it’s an OK risk then I would do it, but I would really crunch the numbers and do worst-case scenarios.

Oh, my. This is a question that is very much on my mind at the moment. When I was married to and living with Mr. Senior Attorney, we were living in the house I bought 19 years ago and housing costs were less than 10% of take home pay, which was ridiculously awesome. Indeed, the mortgage was just 10% of my individual take-home pay.
I’m now paying about 30% of take-home pay in rent (OUCH!!!), and as I look at buying a house in the next few months I’m trying to figure out how far I want to stretch. The houses I really want would be close to 50% of take home pay for PITI. Gah. Don’t think I want to stretch that far. But even 35% seems ridiculously high.
And does it make a difference if the numbers are higher or lower? In other words, if paying 50% for housing leaves a good amount left in absolute dollars, is that, like, a mitigating circumstance? Or is it an aggravating circumstance because it means you are paying an insane amount for housing?
Finally, it is super important to me that I have a nice place to live, but I do hate to think about being house-poor and giving up other things I enjoy, most notably the opportunity to go on big trips every year. Any ideas about how to reconcile those competing priorities?

I agree with TBK’s point that the ratio impact changes a bit when you have higher incomes.

I live in NYC and work in BigLaw. My rent is about 30% of my take-home pay (after taxes and maxing out 401K). I also have loans; rent plus my minimum loan payments is about 44% of my take-home. I don’t really feel stretched, but that’s because my overall income is large enough that I don’t need as high of a percentage of my take-home to fund an average lifestyle. I think looking at percentages only makes sense when you also take into account your overall income. For example, when I was working before law school, my rent was also about 30% of my income and I had no loans at all, but I was only making $50K and lived in NYC, so the remaining 70% was not much and I constantly felt stretched.

We rent. Our rent is 26.5% of my take home pay. I’ve excluded dh as his income is inconsistent and we don’t count on it.
We live in a fairly high COLA and a mortgage for a similar house would be much higher than we pay right now. We have been house poor in the past and it’s awful. Absolutely awful. If you can prevent it in any way, do. We will never be house poor again, even if it means all 5 of us squishing into a tiny place. Ain’t going to happen if there is anything at all that we can do about it.

I rent in an expensive part of an expensive city, and I am right at 30%. It was more like 40% when I moved in, and it was tight for a while, but I’ve gotten good raises over the last couple of years. I can never ever move out; I seriously lucked into the last affordable apartment available. Every time I get a hankering to move and start looking at Craigslist and realize that I would, at minimum, have to spend ~50% more for a much crappier place, I am grateful that this place worked out. Anonymous for this. I have a weird problem. Starting Nov, I’ve been wearing tights and skirts. While I’m fine in the morning, my thighs (especially inner thighs) start itching. It is so uncomfortable that I sometimes remove my tights and wear them back again before I leave in the evening. It just keeps getting terrible as the day progresses and on my way back home, on the train, it itches so bad that I remove my coat, put it on my lap and then rub my inner thighs. I don’t get any rashes but it starts to itch right around lunch time and just keeps getting worse. I’m fine when I stand. What is wrong with me?

I’m not saying this is your problem, but when I accidentally bought tights in a size smaller than my normal size, they were super itchy. They “fit” but i was itchy all day, esp when sitting. I think it was affecting my circulation.

I get that with textured tights after I go to the bathroom. Something about the “grain” of the tights sitting differently when I pull them back up, and the tops of my inner thighs are softer skin/less hair on them, so I think it’s just more irritating. I get the same thing with higher socks. If the elastic moves to a different part of my leg, they become crazy uncomfortable.

This happens to me frequently, with tights that are definitely not a size too small.
I don’t know how to fix it with the tights that cause it, but I have found that the thicker, softer, and more opaque the tights, the less the tights itch for me. I’ve converted to Hue opaque, one size too big tights, and Hue brushed tights.

Could there be any hair that the tights are getting caught on? Socks and tights sometimes caught some hair on my feet/toes (or I assume that is what it is) that would take a while for me to notice but then itched like crazy until I took the socks or tights off.

I have a similar reaction but it often turns into hives. My dermatologist said I’m just super sensitive to anything with elastic, Lycra and other man-made fibers. She also said it gets worse in winter because skin is drier and more sensitive. I try to moisturize more and use a richer lotion during the winter months. I also take my tights off as soon as I get home and slather on some anti-itch lotion.

Anyone want to do some vicarious shopping? I’m having the devil of a time finding a grey bootie with less than 2 inches of heel that won’t cut off above the ankle bone and make my legs look shorter and squatter than they are, unless I’m willing to pay $200 and up. Suede would be ideal, but at this point beggars can’t be choosers. Ideally less than $100.
And yes, I know, I know. I get an idea of what I want and then try to find it, instead of the more successful other way around.

I was excited to discover last week that I would have jumped up a tax bracket if I had earned just $1800 more than I did. I was feeling a little down that I’d earned less in 2013 than I did in 2012 but once I realized that I was happy I took as many days off over the year as I did. Vacation was good for my mental health and my taxes in 2013. :-)

While taking vacation days is always a good idea for your mental health, the higher tax rate would only have been paid on income over and above that extra $1,800. Earning more money will never result in a net loss — you may keep a lower percentage of the extra income, but you’ll still have more money than you would have if you hadn’t earned it at all.
You probably already know that, of course! Congrats on the time off and the lower tax bill!

I know that rationally but emotionally it feels different for some reason.
Actually that does bring up a question. Most of my paychecks from the year would have me making approximately $20-25,000 more than I did if I’d worked that amount each week all year. I know that my final tax obligation comes down to what you said above and you’re only taxed the higher rate on the money you make above the lower bracket amount. Does the amount withheld throughout the year work the same (meaning I wasn’t ever taxed at the higher percentage since I didn’t cross the threshhold) or would it have been being withheld with some formula on the assumption I’d be at the higher bracket? Not sure if that makes sense. I’m the person who anxiously waits for my W-2s through January and files my taxes right away to get my refund and I think I’d get a fairly size able one this year.

Generally when taxes are withheld on a paycheck, they are withheld at a rate assuming you’re receiving the same paycheck amount all year. If you are getting a large refund each year I’d look into redoing your W-4.

@Sydney Bristow – If all of your withholdings are with the same employer, it’s typically set up so the income tax withholding is even throughout the year. Social security is withheld at a flat percentage until you hit the max income, which was $113,700 for 2013.

Let me put it this way: It is a lot and if you wanted to cut back you could cut back a lot and free up probably half that money for other things without breaking a huge sweat. But on the other hand, if it works for you and there aren’t other places you’d rather put that money, then my thoughts are that it would be awesome to be able to eat out at nice places half the time, and you should enjoy it without guilt!

It’s on the high side. If you want to cut back, maybe look to eating out that doesn’t wow you, like weeknight takeout or work lunches out that are just a lame sandwich and drink for $12. Requires some meal planning though, and commitment to eating the stuff you buy.

Agree. I only recently totted up the ol’ expense categories and was SHOCKED at how much I was spending on food. I immediately stopped eating those $9-12 lunches from the work cafeteria that are not very tasty anyway and replaced them with frozen Trader Joe’s entrees at $3-5. Need Jeans Help
Hi All – I am having the hardest time finding denim jeans. Due to an athletic injury, my love of food and the fact that I eat my feelings, I gained about 50 pounds over the past year putting me in the 190-195 range (I’m 5’7″). I can not find good quality flattering jeans anywhere. I’m looking for a pair that are mid-rise to high rise (I really really really don’t want to have to worry about a muffin top) and are of a dressier type so that I could wear them to work on a day where we are slightly more casual or wear them out at night.
For a while I was wearing Gap jeans, but their quality has gone down recently.
Does anyone have any suggestions? Or can you tell me where you buy your denim?

Jag jeans from Nordstrom. I haven’t found anything in a bricks and mortar store that I like, but they are awesome! I also like Kut from the Kloth, but lately Jag Jeans are my faves. They have a nice dark wash trouser jean if I recall correctly. Good luck!

I got the Jag trouser jean and while I like it, to me it seems more just a bootcut jean with trouser-style pockets. I ended up keeping them, but was a little disappointed they were not quite what I thought they would be.

Nordstrom’s Kut from the Kloth brand. Order down a size than you typically wear though–they run pretty big and stretch a bit.

Are you near a Nordstrom’s? I would make an appointment with a personal stylist and tell them what you’re looking for. Give them your height/weight and tell them what you’re looking for. The denim is more expensive, but I really like the fit of what I got.

I consistently doubted the “go to the Nordstrom personal stylist” advice, but finally bit the bullet and did it, and it was the best experience. I found so many pieces that I could never seem to make “work” before (skinny jeans, tunic length sweaters) with the stylist’s help – it was excellent.

I bought Levis “Made and Crafted” jeans and I love them. I have a long (but high?) waist, and these were deemed high waisted, but were really more like mid-rise on me. But go to a place where they have a million different lines and try on a tonne – so surprising how the same size jeans will look totally different depending on brand/style.

I’ve had a lot of luck with White House Black Market jeans – they stretch a little bit throughout the day, so be aware of that factor when you are trying them on.

I love my Christopher Banks – I’m a little taller than you, but we weight about the same. I walked into to store, tried them on and they fit like they were made for me (hasn’t happend more than once in my whole lifetime of wearing jeans!). I thought the quality was very nice, and they’re very classic looking in terms of wash and styling.
